Housing Grants are Available for Home Buyers

Housing Grants Available for American Home Buyers
- HomePath Ready Buyer Program. This unique program is applicable for first-time home buyers looking to buy a foreclosed property. Through this home, buyers can buy a property for as little as 3% down and apply for up to 3% of closing costs to be paid back. Applicants will need to take and pass a Framework Homeownership course in order to be approved through the program. Don’t let the stamp of foreclosure turn you off of a property as this is an excellent grant program that can help you buy and move into a well-built home in excellent condition.
- Good Neighbor Next Door. This is a really exciting grant program that can reduce a home’s purchase price by as much as 50%. That is some incredible savings! However, there are three key stipulations in order to be approved for this grant program from the Department of Housing and Urban Development. First, the property must be located in an area that has been marked by the local county or city for revitalization as the goal of the program is to encourage urban renewal and growth. Second, the program is only open to home buyers who are teachers, emergency medical technicians, law enforcement officers, or firefighters. And finally, once purchased, the homebuyer must live in the property for a minimum of 36 months. While these stipulations do certainly narrow down the list of applicants, no other program can match the Good Neighbor Next Door one in so significantly reducing a property’s list price.
- Down Payment Assistance. A great resource the Department of Housing and Urban Development offers to homebuyers is this easily searchable database that narrows down payment assistance programs. With this unique database, you can easily find a HUD-approved non-profit agency in your state that will help you with your specific home buying needs. Another great online source, albeit one not promoted or officially approved by the government, is this list of home buyer programs organized by state. This excellent resource compiles together hundreds of home buyer programs, including first-time home buyer programs, available across the country.
